Package Options

OPTION 1 – Full Management Package

Duties as follows (Subject to amendment to suit individual Client requirements):

  1. With full consultation the preparation of the annual budget relating to the property.
  2. The collection of service charges and ground rents.
  3. Active pursuit of arrears.
  4. Providing all information as requested by the Company’s Accountant, necessary for the preparation of the Accounts and Reports as required by the Companies Act.
  5. Supervision of Accounts.
  6. Maintenance of leaseholder records from information provided by the Company and from solicitors on changes of ownership, in accordance with the Data Protection Act.
  7. Responsive action relating to enquiries from leaseholders, solicitors and other interested parties, concerning the service charge, management, level of maintenance and general running of the Company. (Please note that solicitors will be charged an administration fee for enquiries relating to property sales)
  8. Undertaking all statutory Company works.
  9. Arranging and calling the Annual General Meeting.
  10. Attendance of Annual General Meetings (during office hours).
  11. Attendance at directors meetings (during office hours).
  12. Advice on consent as required under the terms of the lease.
  13. Arranging and administering insurance’s.
  14. Managing maintenance contracts on services, lifts, boilers, etc.
  15. Payment of invoices for properly authorised works.
  16. Advising on requirements for major works.
  17. Regular inspections of the common parts (subject to a Health & Safety Policy being implemented).
  18. Supervision of routine repairs (subject to a Health & Safety Policy being implemented).
  19. Obtaining quotations for works required (subject to production of specifications).
  20. Supervision of cleaners, gardeners, window cleaners, etc., (subject to a Health & Safety Policy being implemented).
  21. Company secretarial duties.

 

These items are excluded from day to day management, however, please get in touch to receive a separate quote for any of the following.

  1. Re-instatement valuations for insurance purposes.
  2. Supervision and documentation in accordance with Section 20 of the Landlord & Tenant Act 1985 (Landlord and Tenants expenditure limits).
  3. Supervision of building works subject to the Construction (Design and Management) Regulations 1994.
  4. Survey and detailed report relating to Health & Safety in accordance with the Workplace Health, Safety and Welfare Regulations.
  5. Preparation of schedules of dilapidation or condition.
  6. Building Regulations: Applications, Specifying, General Advice.

OPTION 2 – Partial Management Package

Duties as follows (Subject to amendment to suit individual Client requirements):

  1. With full consultation the preparation of the annual budget relating to the property.
  2. The collection of service charges and ground rents.
  3. Active pursuit of arrears.
  4. Providing all information as requested by the Company’s Accountant, necessary for the preparation of the Accounts and Reports as required by the Companies Act.
  5. Supervision of Accounts.
  6. Maintenance of leaseholder records from information provided by the Company and from solicitors on changes of ownership, in accordance with the Data Protection Act.
  7. Responsive action relating to enquiries from leaseholders, solicitors and other interested parties, concerning the service charge, management, level of maintenance and general running of the Company.   13. Negotiating lease extensions.
  14. Preparation of schedules of dilapidation or condition.
  15. Structural Surveys.
  16. Planning: Applications, Appeals, General Advice.
  17. Building Regulations: Applications, Specifying, General Advice.

Registering for this package will give you access to our unique and bespoke software system, which will allow you to self-manage from home, safe in the knowledge that Leasehold Management Services are there to assist.

 

The software is in final testing, but will not be released until we are 100% confident that the system performs to our own high expectations, then, and only then, will the initial version be released after which further upgrades will be developed to improve the user experience.
